2 new hotels planned near I-95 in Columbia

Two new hotels - a SpringHill Suites and a Hampton Inn Suites - are planned for a former industrial swath of Columbia near Interstate 95 and Route 32.

OTO Development has acquired 5 acres in Guilford Industrial Park, the site of a now-demolished warehouse at Minstrel Way and Snowden River Parkway, from Snowden Rock LLC, the broker for the land deal said yesterday.

Terms were not disclosed.

OTO, a Spartanburg, S.C., hotel developer for brands such as Hilton Hotels Corp., Marriott International, Starwood Hotels and Hyatt Hotels Corp., plans to start construction this fall and complete the hotels by late next year, according to NAI KLNB, which represented the buyer and seller.

The SpringHill will have 117 rooms, and the Hampton Inn will have 124 rooms.

David Fritz, a principal with NAI KLNB, said demand should be strong in that part of Columbia for hotels that cater to business travelers.

The Columbia South office submarket has more than 8 million square feet of commercial space; and several million square feet of new office space is under way or planned for the U.S. 1 region, Columbia Town Center and in western Anne Arundel County, he said.

"Here's a warehouse facility that has been demolished to make way for a retail use," Fritz said. "There's somewhat of a gentrification going on in Columbia since land is not available. We're seeing adaptive reuse of property."

OTO Development, founded by Miami Dolphins owner Wayne Huizenga and George Johnson Jr., the former chief executive of Extended Stay America, is redeveloping the Maryland Trust Building at Calvert and Redwood streets into a Marriott SpringHill Suites hotel, a $10 million project that is using historic tax credits.

The company, which has about a dozen hotels in the development pipeline, also is building a Hampton Inn Suites at National Harbor in Prince George's County as well as hotels in Northern Virginia.
