The Shores at Water's Edge in Harford County -- a new waterfront community at the tip of the Chesapeake Bay -- was named project of the year by the Homebuilders Association of Maryland recently.
Homebuilders' officials said an independent panel judged the project based on its land design and planning, the environmental controls used during construction and efforts to maintain the history of the neighborhood. The development is being constructed by Clark Turner Cos.
The community is about 25 miles north of Baltimore. Its condominiums and villas are priced between the low $200,000s and high $300,000s. Sales have been so good that when the newest building went on sale on a Saturday, potential buyers were waiting, having camped out the night before to ensure their position in line.
The homes "have a great view and nice people," said Edie Lutz, who moved in 18 months ago.
The view is of the Bush River, located at the top of the bay just off U.S. 40, giving every home a view of the water. The entire project is expected to be completed in three years.
Each two-story villa contains three bedrooms, 3 1/2 baths, a spiral staircase, a two-car garage and a patio. They are priced in the $300,000 range.
The condominiums include two or three bedrooms, two baths, a wraparound patio and eat-in kitchen. They are priced in the $200,000-$300,000 range. Though not labeled as retirement housing, the condominiums are designed for adults in their mid- to late 50s.
"Anyone can move in but we target active adults," said Water's Edge sales representative Kathleen Larasa.
A shopping mall is to be built across from the development.
"It's nice here -- very quiet except for the construction," said resident Siara Gusa. "They've landscaped toward the villas to block the view [of the commercial buildings] and I have a great view of the water."
Gusa, who has lived on the property since January, moved from Long Island, N.Y., to be closer to family.
"My daughter went to school [in Baltimore] and just stayed," said Gusa.
"People who live here are older. The [condominiums] are not child-friendly, but the villas are built for family homes, so there are children over there."
Residents have one guaranteed parking spot in a garage, plus additional outside parking. A community center also has been built. A pool is to be completed by summer.
