Ryan Homes has begun sales at Kings Woods in North Laurel, where 55 single-family homes will be built on one-seventh- to one-quarter-acre lots. Gas heat is standard in the Howard County community.
One of the eight floor plans is the Stratford, a 1,818-square-foot two-story traditional with a base price of $178,990. At the front are a 14-by-11-foot living room and a foyer, guest closet, powder room and two-car garage. Across the rear are a 9-by-16-foot dining room, 17-by-10-foot country kitchen and 17-by-11-foot family room.
On the second floor, the owner's suite has a walk-in closet, 11-by-18-foot bedroom and bath with dual vanities. Three more bedrooms, a linen closet and full hall bath complete this level. The unfinished basement has a laundry area.
With a split foyer, 1,222 square feet and base price of $162,990, the New Haven is the smallest and least-expensive home Ryan is building at Kings Woods.
The entry level has a 14-by-15-foot living room, 9-by-11-foot dining room, 9-by-11-foot kitchen and guest and linen closets, foyer, two family bedrooms and a master suite with 12-by-13-foot bedroom, closet and full shower bath.
An integral two-car garage and a laundry room are in the New Haven's lower level.

"We sold 30 before the models opened," said Ginny Gardner, marketing director for Keystone Homes, the builder of Cape May-style townhouses at Marina Village at the Villages of Ocean Pines, near Ocean City.
Lots at Marina Village range from $19,900 for an off-the-water plot to $90,000 for marina sites with a view of Ocean City.
Standard features include gas heat and hot water, nine-foot first-floor ceilings, screened porches, two off-street parking spaces and a one-car garage.
One of the models is the Queen Anne, a 2,389-square-foot end-unit townhouse with a beginning price of $135,500, plus lot cost. To the right of its two-story side-entry foyer is a master suite with 16-by-12-foot bedroom, walk-in closet and bath with dual vanities, soaking tub and separate shower.
Laundry and powder rooms, guest and storage closets, a 15-by-12-foot living room, two-level 14-by-10-foot dining room, 11-by-9-foot U-shaped kitchen and 11-by-8-foot breakfast room also share the first floor.
The second floor has two bedrooms, a front sun deck, linen closet and full hall bath. A fourth bedroom and rear balcony are optional.
