ANNAPOLIS JUNCTION has played an important role in the regional economy ever since 1840, when the first railroad link to Maryland's state capital was launched from there. These days this community is in the news because it is in the midst of an office boom.
The reasons are easy enough to understand. Location is everything in real estate and Annapolis Junction has the location. It is on the Anne Arundel-Howard County line, east of Route 1, south of Route 32 and northwest of the Baltimore-Washington Parkway. The distribution centers of Jessup are nearby. So are Fort Meade, the National Security Agency installations and Baltimore-Washington International Airport. Washington is an easy drive away, as is Baltimore and its port.
All these factors have made Annapolis Junction increasingly attractive to growing companies. Graphic Technology Inc. is a good example. The graphic arts company had grown fourfold in size between 1990 and 1995, when it moved to Annapolis Junction from Baltimore County. Another example is American Communications Services, an alternative long-distance provider, which transferred from suburban Chicago last year and tripled the number of cities it serves with competitive networks.
ACSI can be regarded as a symbol of what's happening in Annapolis Junction. The firm is one of two lead tenants for a new office building that Constellation Real Estate is constructing in Annapolis Junction.
It is the first speculative office building to be erected in Anne Arundel County in three years, suggesting that the industry's slump has ended. Strengthening that conclusion is Constellation's decision to enlarge the building's size from 60,000 to 90,000 square feet because of high demand.
"We have reached the point where additional space is needed to address demand," Constellation president Randall M. Griffin said, explaining that this is driven by the area's proximity to Washington and its large pool of high-technology workers.
The boom in Annapolis Junction is welcome news to both Howard and Anne Arundel counties, which will benefit because many of the community's employees reside in those jurisdictions and contribute to their tax bases.
