1. Ryland Homes is building two models at Gunpowder Pointe in Joppatowne in Harford County, offering 11 floor plans with 1,100 to 2,000 square feet of finished living space.
Gunpowder Pointe is within walking distance of a marina on the Gunpowder River. Membership in a community pool is also available.
All homes will have gas heat and hot water. Gas cooking is an option.
One model is the Whitman, a 1,700-square-foot, trilevel home with a starting price of $128,900. A foyer, 13-by-13-foot great room and 10-by-20-foot country kitchen with a pantry, center work island and sliding glass door to the rear yard are found on the entry level.
A 28-by-22-foot family room and a rough-in for a full bath are in the lower level. The sleeping level has a 13-by-14-foot master bedroom, two more bedrooms and a full bath. Buyers can choose to add a master bath.
With a base price of $155,990 for 1,930 square feet of finished living space, the Mansfield is the largest and most expensive home being built at Gunpowder Pointe. There is an unfinished basement.
The first floor has a two-story foyer, 12-by-12-foot living room, 11-by-12-foot dining room, 12-by-18-foot family room, powder room and 12-by-18-foot kitchen with a center work island.
Upstairs there is a 16-by-12 master bedroom with a full bath, three additional bedrooms and a second full bath.
Ryland's least-expensive home at Gunpowder Pointe is the Fairfax, a 1,100-square-foot split foyer with a starting price of $114,990. It has three bedrooms, living and dining rooms and a kitchen.
The sales center is open from 11 a.m. to 7 p.m. Sunday through Friday and 10 a.m. to 6 p.m. Saturday. Take I-95 North to exit 77B (Route 24) and continue to a right on Route 924. Go 1 mile to a right on Abingdon Road. Follow for 1 1/2 miles to a left on Hookers Mill Road and go 1/2 mile to sales center on right.

2. Deck House Inc., a national designer and manufacturer of custom post and beam, precut homes, has begun construction of its newest model in The Woods, a new parcel at The Downs of Annapolis.
Since building its first model home in 1973, Deck House and the local builders that actually erect the prefabricated houses have built dozens of homes in the Annapolis area.
Doug Warf Builders of Annapolis is building the house that will serve as Deck House's model for the next five years. From Deck House's Nine Hundred series, the home is a modified version of Model 7963 with 3,000 square feet of living space on three levels.
The two-story house has a lower level walk-out basement. The main level has an open living room, dining room and kitchen. There is also a step-down family room, sitting area and powder room off the kitchen.
A master suite completes the first floor. It has a bedroom with his-and-hers walk-in closets and a bath with double sinks, a separate shower and oversized tub.
The upper level has two bedrooms and a full bath. There is also a small sitting area overlooking the two-story living room.
The lower level can be equipped with an in-law suite, home office or additional living space.
The house features mahogany-framed windows, 3-by-6 fir decking and interior oak trim. The cost of the house is estimated between $250,000 to $300,000.
The model is expected to be completed in early October. It will be open from 9 a.m. to 5 p.m. Monday, Tuesday, Thursday and Friday and from 1 p.m. to 5 p.m. on Saturday and Sunday.
Deck House has a portfolio of more than 40 standard designs that can be modified to suit individual budgets and design tastes. Buyers can also create their own custom homes.
Deck House uses a post and beam construction system based on 8-foot bays, or "building blocks." Because the walls are not load-bearing, it is easy to create two-story spaces, expansive window walls and expand in any direction.
While most homes use some prefabricated materials, Deck House makes all the components for the shell of the house in their factory in Massachusetts. This provides more precise and quicker construction, energy efficiency, less material waste and more cost-efficient construction, Deck House officials said.
"The Deck House package includes all design work and materials to construct a weather-tight shell, including mahogany framed windows and doors, interior trim package, stairs and railings," said Hans Orthner of the company's Annapolis office.
The local builder the customer chooses is responsible for construction of the home, including all site work, electrical, HVAC, plumbing and interior finish details.
