Negotiations are under way that could make 100 acres of West County land available to the county at a reduced price for a park.

Those talks also include the possibility of bringing a West Coast company to the site, which is being touted as a public-private partnership that would provide jobs, ball fields and playgrounds.

Details of the venture, made public last night at a meeting of a task force seeking parkland, were not divulged.

"Hopefully in the near future, we will have something positive to say," said County Council Chairman David G. Boschert, D-Crownsville.

The land, owned byPotomac resident Doug Legum, is locatedsouth of Route 198 and just west of Welch's Trailer Park, next to the Fort Meade boundary.

Boschert said Legum is willing to sell the land, worth $40,000 an acre, to the county for only $10,000 an acre -- or $1 million. In return, Legum gets a substantial tax break for selling the property to a publicenterprise.

Boschert said he would like the county to buy all 100acres andthen lease part of the property to the company. That is being negotiated by the county's economic development office and the business.

Boschert and Steve Resnick, Legum's attorney, would not release details about the company.

"I can say it does not have smokestacks," Resnick said. "If you are going to give me a list of obnoxious uses, I can check them off."
