Timber Ridge Apartment Inc. has received a $630,000 rehabilitation loan from the Maryland Department of Housing and Community Developmentfor a much-needed face lift.

The 18-building complex, designed for the low-income, elderly and handicapped, is located on a 12-acre lot at 101 Timber Ridge Drive.

"The money is being used for the renovation and repair of the (18-to-19-year-old) complex, which, for some reason, has been deferred for some length of time," said Louis F. Huber of Housing and Health Services Inc. of Baltimore, management firm for the complex for the past 2 1/2 years.

He said the 100 units would be getting new roofs, siding and sidewalks and balcony repairs on the exterior and new carpeting and painting on the inside.

Through an early construction start program, repairs were begun about four weeks ago, although the loan wasn't closed till Feb. 28, he added.

"About one third of the units have already been re-roofed," he said.

Work on the apartments is expected to take about six months, he said.

The loan, administered by DHCD's Community Development Administration, is for 4.5 percent amortized more than 20 years.

"The state has been extraordinarily cooperative in helping us with this program," Huber noted.

Timber Ridge contains eight efficiencies, 84 one-bedroom units and eight two-bedroom units. Ten apartments are equipped for the handicapped.

Huber said the complex is 100 percent occupied, with a waiting list.

The apartments are occupied by residents with incomes at 60 percent of the area median, ranging from $17,000 for an individual to $24,300 for a family of four.

Timber Ridge Apartment Inc. is a non-profit organization administered by seven area churches who got togetherto begin the program about 20 years ago, Huber said.

Constructionon an additional 80 new units, called Ridge Residents Inc., is expected to be started this summer on the same property, he said.
