Baltimore-area home sales fall prices steady


Sales of single-family residences dropped 6 percent in September in the Baltimore area, but prices held fairly steady, according to a study by Rufus S. Lusk & Son Inc.

According to the study, single-family house sales dropped from 3,248 in September 1989 to 3,056 in September 1990. Condominium sales for September dropped 18 percent, from 494 in 1989 to 406 in 1990.

For the first nine months of 1990, the number of single-family house sales, 28,649, dropped 1 percent, from 28,825 in 1989, according to the Lusk study. The total number of condominium sales for the same period rose 7 percent, from 3,810 in 1989 to 4,074 in 1990, the study showed.

Median sale prices for single-family homes during the first nine months of 1990 dropped 1 percent. For 1990, the median sale price for the nine-month period was $125,800, down from $126,800 in 1989.

Median sale prices for condominiums declined 3 percent during the same period, from $96,700 during the first nine months of 1989 to $93,750 in 1990.

The median sale price for single-family homes in September 1990 was $117,400, down slightly from $117,150 in September 1989. The median sale price for condominiums rose 12 percent, from $86,700 in September 1989 to $96,800 in September 1990, Lusk reported.

* Lisa K. Bowles has been named president-elect of the National Association of Home Builders Research Center in Upper Marlboro, effective Feb. 1, 1991. She will succeed Ralph Johnson, president emeritus of the Research Center.

* Partners for Vital Communities, a non-profit group promoting "sustainable living places," is sponsoring a panel discussion on "design innovation -- restoring a sense of belonging." It is scheduled 7:30-10 p.m. Jan.8 in the lower lobby of the Lee Building, 8601 Georgia Ave. in Silver Spring. Panel members include architects Travis Price III and Mario Schack; developer Robert C. Bartolo; Phyllis Minn, senior legislative aide to Senator Daniel K. Inouye, D-Hawaii; Andrew Euston, senior urban design and energy program officer for the U.S. Department of Housing and Urban Development; and Dwight Flowers, a representative of the Anne Arundel Co. Department of Planning and Zoning.

* G + F Architects Inc., a full-service architectural and interior design firm, has been created by Cassandra Gottlieb and James Forster. Ms. Gottlieb is former president of Gottlieb Fostel P. C. of Baltimore, and Mr. Forster is former president of Design Collaborative Inc. Located at 415 N. Charles St., the firm will specialize in the design of comprehensive health-care and assisted-living facilities as well as commercial and residential projects. Other staffers are Albert Broughton, former head of plans review and approval for the Maryland Department of Health and Mental Hygiene, and Pierre Ossman, former chief of design review and administrator of the handicapped accessibility and energy compliance programs for the Maryland Department of Housing and Community Development.

* Harbor Federal Savings and Loan was the only local financial institution to offer a successful bid to the Resolution Trust Corp. at the recent auction of Baltimore Federal Financial's adjustable-rate home mortgage portfolio. The winning bid gave Harbor Federal $13.1 million in single-family mortgages on homes in the Baltimore area, according to bank President Robert Williams.

* The Roland Park Community will mark its 100th anniversary with a five-day celebration June 19-23.
