Three-story building housing PR firm up for sale or lease in Mount Vernon


A 20,000-square-foot office building that serves as the current headquarters for the public relations and advertising firm Trahan, Burden and Charles is the latest property to go on the market for sale or lease in Baltimore's Mount Vernon area.

W. C. Pinkard & Co. has the listing for the three-story building at 10 W. Eager St., which also houses Morton's gourmet food and wine shop. The sellers, a joint venture of Struever Bros., Eccles and RouseInc. and R. S. Properties, are seeking $1.6 million in a sale or $14 per square foot from prospective renters.

Struever Bros. and R. S. Properties converted the building in the mid-1980s for Trahan Burden and Charles, which has outgrown the 14,000 square feet of upper-level office space.

Cho, Wilks and Benn was the architect. The office space will be vacated within the next several months, when Trahan, Burden and Charles moves to a new headquarters at the southwest corner ofCharles and Chase streets.

The design and construction firm Lehrer, McGovern and Bovis and the Leffler Agency, a sports promotion and consulting firm, are working with Baltimore Blast owner Ed Hale to study the feasibility of building a 22,500-seat arena on the current site of the Maryland State Fair in Timonium.

Mr. Hale met recently with fair officials to discuss the status of his planning effort and informed them that any movement on his part regarding the Timonium site has been slowed by the emergence of a possible arena and domed stadium in downtown Baltimore.

"I basically told them it would be difficult for me to move quickly with the Timonium arena configurationuntil it is determined what, if any, arena building activity will occur downtown," Mr. Hale said. "Modern technology would allow for a domed football stadium to also have the capabilities to be transformed into a 25,000-seat arena that would serve the purpose of indoor soccer and other sports."

Construction of the proposed domed stadium and arena in downtown Baltimore is contingent on a decision by the National Football League to award Baltimore an expansion franchise. League officials are expected to announce expansion cities in the spring of 1991.

Around the region:

* Construction began recently on the 640,000-square-foot Atlantic Distribution Center for The Gap, a national clothing retailer, in the Edgewood section of Harford County. Frederick Ward Associates Inc. of Bel Air is the architect, and Robert A. Kinsley Construction Inc. is the general contractor.

With more than 14 acres under roof, the building will be one of the largest structures in the region when completed in 1991. It is being constructed to serve The Gap's East Coast retail centers. Construction was permitted under Harford County's fast-track program, which wasdeveloped to accommodate projects that will have a significant impact on the economy and need to be completed on a tight schedule.

* Creaney & Smith Developers leased a 36,000-square foot building in Columbia's Gateway Corporate Park to TCOM, Limited Partnership, a company that designs and makes blimps. Nash Development Co. represented TCOM, and Jim Callahan of W. C. Pinkard & Co. represented Creaney & Smith.

* S/A Associates, owner of the 6 St. Paul Centre office tower, has received permission from Baltimore's Board of Municipal and Zoning Appeals to add 26,520 square feet of space in the building by enlarging parts of floors 17 through 23. The idea first came up when S/A was competing for the chance to lease 250,000 square of office space to the federal government. Another site was selected, but S/A wanted to have the ability to expand if another prospective tenant needed that much space, said attorney Thomas Biddison. No date has been set for the start of any work.

* The Woodmere I and II office buildings at 9881 and 9891 Broken Land Parkway in Columbia failed to sell at auction to a third party yesterday and were "bought back" by the lender, Aetna Life Insurance Co., for$12.296 million. The foreclosure sale, handled by Atlantic Auctions, came after the developer of both buildings, Peter Issel, filed for protection from creditors under the U. S. Bankruptcy Code.

* Cho, Wilks and Benn Inc. of Baltimore and Shepley, Bulfinch, Richardson and Abbott are the state of Maryland's first choice to design a $17 million, 131,000-square-foot addition to the Albin Kuhn Library at the University of Maryland-Baltimore County campus in Catonsville. The firms were selected over 60 other groups that expressed interest in the commission and are now negotiating a contract with the state.

* BTR Realty Inc. has completed construction of 4600 Wilkens Ave., a 9,000-square-foot office building that is the final phase of the Wilkens Beltway Plaza complex, which also includes a shopping center and other office buildings. The new building is 62 percent leased, and tenants include the Johns Hopkins Health Plan, Southwestern Travel Inc. and attorney Richard N. Kerr.

* Continental Realty Corp. recently completed the first of eight buildings planned for construction as part of the Owings Mills Commerce Centre, a 35-acre business community on Cronridge Drive, near Crondall Lane in Owings Mills.
