Dunkin' Donuts, gas station planned near Oakland Mills Village Center

The new owner of a longtime vacant lot located adjacent to the Oakland Mills Village Center plans to build a Dunkin' Donuts and a gas station.

The 10,000-square-foot Dunkin' Donuts would be located on Stevens Forest Road between the intersections of Santiago Road and Robert Oliver Place, which runs through the village center.


The 1.7-acre lot has been vacant for almost 15 years after a gas station closed in 1999.

A series of more ambitious plans --including a a four-story, eco-friendly office building called Meridian Square and a 96-unit apartment building -- have been proposed for the site over the last decade.


According to Nandlal Gevaria, project manager of the site for land owner MKSP LLc, the new development is in the early stages, but could be completed as early as summer 2015.

"We are kick-starting this project," Gevaria said Tuesday at a meeting of the Oakland Mills village business development committee.

"We are going through the community input process now, so we are in the early stages of the process."

Members of the committee, which is made up of Oakland Mills residents, asked the owner to change the layout of the project by moving the gas station pumps farther from the street.

Gevaria said the owner is going to redesign the plan to accommodate the request, and that he hopes to have the site plan for the project approved by Howard County's Department of Planning and Zoning in seven to eight months, with construction beginning in 10 to 12 months.

Cost estimates were not avaible, Gevaria said, and a potential operator of the gas station has not been finalized.

The owner of the land, MSKP LLc, operates 10 other Dunkin' Donuts franchises, including two in Columbia: one on Shaker Drive and one off of Snowden River Parkway.
