Winning designs: 2013 HBAM remodeling awards

This 42-year-old bathroom needed updating and lacked storage and counter space. A bedroom closet became a new bathroom closet, and a new Norcraft vanity and granite countertop were installed. A walk-in shower with a built-in bench features tile and glass Marazzi crystal stone walls and Island stone tile flooring. New lighting and a rectangular under-mount sink with Moen fixtures add to the new look.

Bathroom Remodel $60,000-$100,000

The goal here was to create a master bath that was contemporary, elegant and functional. Technological advances include a remote control multifunctional toilet/bidet, digital remote shower and tub controls, and integrated tablet recesses near each vanity. Round accent tile sections above the soaking tub add color and visual appeal. A wet/dry seat installed in the glass shower wall is another design focal point.

This project in Guilford began with simply replacing flashing on dormers. It expanded to include a renovation of the front portico, which needed to be almost completely rebuilt due to rot. The tin roof on the portico was replaced with a standing seam copper roof.

This new room and back patio were designed to connect the interior and exterior of this 1970s home and to expand the living space. Pennsylvania bluestone was used for the inside floor and patio. A 14-foot cathedral ceiling with exposed wood beams and Marvin windows help to create the sense of bringing the outside in.

This row house in Canton had been unoccupied for a while. The foundation needed to be corrected, and then the entire layout of the home was redesigned. The house also needed a new roof structure. This remodel was certified to the ICC 700 National Green Building Standard.

The homeowners on this project needed an updated, larger kitchen for their 70-year-old Silver Spring house. The new addition features Norcraft cabinetry, Hawaiian green granite countertops and an under-mount sink. The old flooring was replaced by Florida tile. Andersen windows and doors and new LED lighting make the space brighter and more functional.

This project started as a kitchen renovation, then expanded to include a partial first floor renovation. A two-story fireplace was removed to improve the traffic flow, open up the space and create a welcoming gathering area for entertaining. The remodel included adding new hardwood floors and stairs, reorganizing the laundry room and, of course, completely updating the kitchen.

The homeowners wanted more space for family gatherings — they have four adult children and 22 grandchildren. At the same time, they wanted the space to be functional for everyday living. The kitchen has two islands so multiple chefs can work at the same time, and the entryway to the family room from the kitchen was opened up, improving traffic flow and creating that needed space for entertaining.

The kitchen in this Lutherville project was expanded and renovated, but there were other improvements, too. A home office/"command center" was created, the mudroom was enlarged, the guest bathroom was renovated and the music room was enlarged. The living room cabinetry and the fireplace wall were also redone to create an entire new look for the kitchen and its surrounding spaces.

The goals for this 1980s contemporary two-story house in Owings Mills were to modernize the kitchen for entertaining and add a butler's kitchen and a master suite that could double as an interim in-law suite. The addition included many windows and skylights to add natural light to the space and provide views to the wooded lot. The new spaces were finished with custom and semi-custom cabinetry.

The Catonsville homeowner's new outdoor living space needed to blend with an addition to the house that had already been complete. The new outdoor kitchen, glass railing and fireplace are key features to this area.

A new foundation for this dilapidated waterfront cottage was just the first step. The foundation allowed for ductwork in the crawl space and for the creation of a second floor with an office, a bedroom and bath and a deck with a view to the Bay. The charming "Cricket Cottage" now has high-efficiency features and a minimal maintenance exterior.

This whole Sykesville house was given a cosmetic overhaul, including windows, roof, flooring, railings and interior paint finishes. In addition, the homeowners wanted a wine cellar that could hold 1,900 bottles. They also wanted a new outdoor living space with a full kitchen, outside fireplace, outside TV, and a lower-level patio with seating area and fire pit and a more traditional maintenance-free deck. High-tech appliances were also important. Visual continuity between the interior and exterior was created by using beaded board ceilings in the kitchen, family room and outdoor living area.

This project was a complete renovation of a 1920s waterfront home on Gibson Island, including front, rear and master bedroom additions. New second stories were also constructed at both ends of the house. And entirely new plumbing, electrical and mechanical systems were installed. The interiors now have an open feel that is great for entertaining.
