Blue Ocean Realty is looking to build an apartment complex with more than 130 units behind the Belvedere Towers in North Roland Park.
The firm owns hundreds of apartments in the area, including Belvedere Towers. This would be its first new-apartment project in Baltimore.
The firm has the 12-acre site, located on a plateau on a steep hill at the junction of Falls Road and Northern Parkway, under contract.
It presented designs for the roughly $40 million project to the city's Urban Design and Architecture Panel on Thursday, lopping a floor off an earlier seven-story iteration after height concerns. The current plans would put the new construction at roughly the same height as the Belvedere complex, with between 130 and 140 units.
"This is still a work in progress," said said Sandy J. Marenberg of MEI Real Estate, who is working with Blue Ocean.
Marenberg said the hope is to break ground on the market-rate project this year, opening around the start of 2020, The complex would have a pool and rooftop terrace, and some neighbors have expressed concern over traffic, height, light and noise.
