After three years on the market, a custom contemporary home on the banks of Asquith Creek in Arnold sold in August for $1.5 million.
"It was not priced to the market," said Charlie Buckley, the seller's agent. Because the property was assessed for tax purposes at nearly $2.4 million, the owner listed the property for about $1 million more than the final sale price, he said.
Once the owner realized the tax assessment did not reflect the market value of the house, based on comparable properties, the asking price was brought down substantially, Buckley said.
"When it got down into the market range, we could tell because the [number of] showings went up dramatically," Buckley said. And when the price was right, he said, requests for repeat showings began, a signal that people are seriously considering making an offer.
"We probably had 100 people go through the house," Buckley said.
Plus, he said, many more people looked at the house using a virtual tour that Buckley posts on his website, waterfronthomes.org. An online tour "gives the house wider exposure and total safety" for prospective buyers and high-end sellers, he said.
The 34-year-old house is not the style of home that most people shopping along the Anne Arundel County coast are looking for, said Buckley, who specializes in waterfront properties.
The "preferred style around here is either colonial or Nantucket-style," residences that evoke the beach, Buckley said. In contrast, he said, this home in the 1200-block of Fenwick Garth "is a different flavor."
Instead of bringing to mind sand and surf, this is "a very woodsy, contemporary house," Buckley said. The home has 21/2 baths, four bedrooms, multiple decks and a balcony.
The home's vaulted, angled ceilings are covered in wood and an imposing stone-covered fireplace, one of three in the house, rises from a sunken living area to the ceiling. The property also came with riparian rights, meaning the homeowner can access the water and build a dock in front of the house, Buckley said.
"This community also has a very nice community marina," where homeowners can keep a boat if they prefer a social docking experience, he said. "It's a neighborhood that has a lot of large lots, beautiful homes."
