Providence of Brookfield Homes offers great homes for those over 55 in Delaware

Increasingly active adults are looking to the state of Delaware when it comes to planning for their leisure years. And one of the premier communities is Heritage Shores built by Providence of Brookfield Homes. “Providence is the active adult arm of Brookfield Homes and part of Brookfield Properties Corp., which are based in Fairfax, VA,” says Dottie Harper, vice president in charge of active adult communities for Brookfield and the president of Providence. “A large number of communities say that when another 100 homes are sold, for instance, it will build a club house, tennis courts and other amenities, although we are continuing to build, 100 percent of our amenities are already complete.”

A few of those amenities include tennis courts, a fitness and aquatic center, both indoor and outdoor pools and a dance and exercise studio. The 28,000 square foot clubhouse has a billiards and card room, library, ballroom, woodworking shop, arts and crafts room, and a full-time activities director.

Anyone wanting to relax and socialize will enjoy the clubhouse's 1730 Tavern and its Passwater's Restaurant.

For golfers, there is an 18-hole Arthur Hills championship golf course that unfolds over 7,000 yards, a links-style design, practice areas, three putting greens, as well as a pro shop and a snack bar.

And do not forget, some of the most pristine beaches anywhere are a short drive away.

Harper points out that 350 units are completed, and there are plans for a total of 1,800 homes. “It could take as many as another eight to nine years, depending on the market,” she says. “With the expected improvement of the economy, we could complete the development sooner.”

And for those living on a fixed income, Delaware offers more tax advantages than any other state on the East Coast. “Delaware has the lowest real estate taxes and no sales tax, as well as numerous tax advantages once one reaches age 65,” continues Harper. “This state is a huge advantage for our buyers from New Jersey and New York, as well as Maryland. Every tax increase that comes along makes Delaware more and more desirable.”

Furthermore, those relocating from New Jersey, New York or Maryland are still within a couple of hours drive to their family and friends in those states.

Providence of Brookfield Homes has eight models from which to choose: Kincaid, Lewis, Newlyn, Quincy, Redmund, Stanwyck, Taylor and Turner.

The Kincaid begins at $205,990 and has 1,297 square feet of space. There is an owner’s suite with linen closet and the option of a coffered ceiling, a great room/dining room with the option of a bay window and a kitchen with pantry. Also on this floor is the laundry room, a second bedroom and second full-bath, a den and a patio. The patio comes with the option of a 2’ extension.

The Newlyn begins at $239,990 and features 1,856 square feet of main-level living with two bedrooms and two bathrooms. There is a separate living and dining room that is divided by a tile foyer, and the Newlyn has an open kitchen—and the option of a gourmet kitchen--and breakfast area. This model has an owner’s suite with walk-in closet and luxury bath and the option of a coffered ceiling in the bedroom.

Adjacent to the second bedroom is the laundry and utility room, and for those wishing to while away a winter afternoon reading, the family room has the option of a gas fireplace.

Another model is the Stanwyck, which begins at $302,990 and has 2,290 square feet. A tile foyer leads one in from the front porch and separates the living room and dining room, the latter of which has a coffered ceiling. The kitchen is adjacent to the breakfast area and family room. The master bedroom suite has a spacious bath with shower and soaking tub, two walk-in closets and a linen closet. The bedroom itself comes with a coffered ceiling, and the Stanwyck has a second bedroom and bathroom and two-car garage.

Another popular model is the Taylor, which is priced from $319,990 and has 2,423 square feet. For those wishing for more than two bedrooms, the Taylor offers three bedrooms on the main level along with two full baths and utility and laundry room. A tiled foyer leads to the great room, which in turn, opens onto a patio. The kitchen, which features a pantry, also has a breakfast area, and adjacent to this space is the hearth room and fireplace. The dining room has a coffered ceiling, as does the owner’s bedroom, and the master bedroom suite has a linen closet, two walk-in closets, bay window and spacious bath.

The largest of the homes at Heritage Shores is the Turner, which begins at $349,990. With almost 3,000 square feet, this two-story model nonetheless offers the option of one-story living. On the first floor, homebuyers will have a two-car garage family room with fireplace, a breakfast room, kitchen and owner’s suite with the option of a coffered ceiling, dining room, living room and foyer, as well as a laundry room and a second bedroom and second full bath.

The second floor has a full bath and third bedroom, finished storage area, loft and an attic space, which can be converted to a fourth bedroom.

“We are embarking on a new green and energy-conscious effort,” says Harper. “We have implemented new, exciting green features, such as geothermal heating and solar energy, which is not common to our competitors. And, in Delaware, there are huge financial incentives for green buildings.”
