Veteran Columbia developer Kinsley Properties and Reval LLLP broke ground Tuesday on a 66,000-square-foot medical complex located next to Waterloo Elementary School, in Columbia.
The medical community, called Waterloo Crossing, will consist of two buildings and is expected to be completed by June of 2013.
The larger of the two buildings is a two-story structure with 52,000 square feet of space. The smaller building, which will be located closer to Waterloo Road, is 14,000 square feet.
Kinsley Properties Vice President Tim Kinsley said the project began 18 months ago when the property owners approached him about developing a medical office in Columbia.
Over the past 14 years, Kinsley Properties has developed 10 projects, including many in the Columbia Gateway Office Park.
Kinsley said the site is an ideal location for medical offices.
"We designed the site and building to accommodate medical offices and medical users," Kinsley said. "There's good parking, easy access and the location makes it great for accessibility."
Kinsey said there has been an unprecedented amount of interest in the project, and he's excited about its prospects.
Baltimore-based Colliers International is handling the leasing for the project.
While no leases have been signed yet, Colliers Managing Director Rob Freedman said the company has received queries from local and out-of-state large medical users, hospital medical systems and private practices.
Freedman would not name specific companies but said he expects Colliers to sign the first lease by the end of October. Three more proposals are in negotiation, he said, and the goal is to have the complex completely leased by December 2013.
"These buildings are going to be a success," Freedman said. "They're great buildings, in a great space that has a lot of pluses. If you build it, they will come, and they are coming."
