New four-bedroom homes filled with luxurious amenities, classic details and energy-efficient technology are waiting to be built at Blackledge Estates. This family-friendly community is located in the scenic rural town of Marlborough which was ranked the number one small town in the state by Connecticut Magazine in 2012. Of the 41 multi-acre lots in the community, only four are left.
Builder Jarrett Kravitz, the owner of Advantage Contracting, has just completed selling homes in Signal Ridge Estates located in South Glastonbury. Similar homes will be built at Blackledge Estates with prices starting in the mid-$700,000s. The new Marlborough community is surrounded by open space near the Blackledge River which is popular with paddlers and fishermen. The surrounding area also includes 235 acres of the scenic 6,000-acre Salmon River State Forest.
A recent tour of a home at Signal Ridge that will also be built at Blackledge Estates showcased the builder’s ability to create homes with understated elegance and attention to detail.
A range of home models will be offered at Blackledge, but the builder will work with customers to create the home they desire, whether that means altering the model or designing another home entirely.
As part of the customization process, homebuyers also will be able to choose their own style of cabinetry and countertops, interior and exterior trim details, and garage doors.
“It’s a beautiful subdivision of very elegant homes,” says Kravitz about Blackledge Estates. “I like to think over the years we’ve strived to put ourselves in a market that needs and wants the next level of elegance.”
The homes proposed for Blackledge will have 3,400 to 5,500 square feet of space and use energy-efficient propane, windows and appliances.
The home toured at Signal Ridge goes above and beyond the standard energy system with geothermal heating and cooling. The family room positioned beyond the open kitchen also shares a double-sided fireplace with a covered porch that was custom made for the owners.
The builder’s literature says that he likes to work closely with homebuyers and create a partnership with them. Judging by the owner of the home toured at Signal Ridge, the builder is true to his word.
“The master bathroom and the kitchen are probably my favorite rooms,” says owner Lori Bigliazzi. She was extremely happy with the kitchen’s cabinetry and the fact that the builder was able to make a table to match. “We loved our builder. He was awesome,” she says.
Off the kitchen is a large dining room and another room, off the family room, can be used either as a study or a children’s playroom.
“This is what we’d like to propose for Blackledge,” says Jeffrey Bodeau, a William Raveis realtor. “People can see what’s here (at Signal Ridge). We can show it, we can walk it.” Buyers also can tour another model next door to Bigliazzi’s home, as well as see other homes that have already been built by Advantage Contracting.
Bodeau points out the many windows, coffered ceilings, chair rails and hardwood floors found throughout Bigliazzi’s home. Hardwood floors are standard on the first floor, master bedroom and upstairs hallway.
As he walks along the hallway to the stairs, Bodeau notes the shadow box moldings, one of many finishing touches in the house, which provide elegant detail and texture.
The house has a lot of practical amenities, too. The three-car garage – also available with four bays – has an entrance that leads first to a mudroom, with a bathroom off to one side. The mudroom provides hooks and benches for easy removal of outerwear before one enters the main house. It also has cubby storage. All of this, along with the beadboard wainscoting, makes it attractive as well as functional.
Off the kitchen with its walk-in pantry is a custom-made breakfast table. Beyond that is the family room with its dual-sided fireplace. Large windows provide lots of natural light throughout.
Lighting is one of the home’s notable features. The natural light provided by many windows is complemented by a variety of lighting fixtures. Many are recessed, but others are an integral part of the décor. The creative lighting adds a sense of drama to the surroundings.
The home is also distinguished by its spacious rooms. “The bedrooms are huge,” says Bodeau. “There’s an in-law suite upstairs,” which is a large bedroom with its own bath. Two other bedrooms share a Jack-and-Jill bathroom.
The master bedroom lies at the end of the hallway and has a large walk-in closet with built-in dressers and plenty of room for storing clothes and shoes. Bodeau notes that all of the closets are walk-ins.
On the other side of the room is a large master bathroom. One can see why it’s a favorite room of Bigliazzi’s with its oversized tile shower, claw-foot tub and double sink with granite countertops. A nice touch is another double-sided fireplace that can be viewed from the bed or the tub.
In the basement, Bodeau points out the high ceilings and its accessibility from the garage or the house. In inclement weather, it makes it easier to bring items up and down to the basement.
“We always run the mechanicals down the center of the house into the basement,” says Bodeau, which provides flexibility for alterations.
The exterior of the house is made of James Hardie fiber cement siding with PVC trim, which means the owners will not have to worry about maintenance for a long time.
The builder has received numerous awards including an award from the Connecticut Home Builders Association for the best custom home in the 3,000 to 4,000 square foot category – the very home that is the focus of the Signal Ridge tour. The Connecticut Home Builders Association award for best energy efficient home also went to a house at Signal Ridge.
The Town of Marlborough provides an idyllic backdrop for the award-winning homes that will be built at Blackledge Estates. In addition to the Blackledge River and Salmon River State Forest, the area includes the 83-acre Lake Terramuggus which provides further opportunities for fishing, hiking and swimming. The town’s arts center presents cultural events and classes for children and adults, and Marlborough has easy access to Hartford, Springfield and New Haven, as well as being midway between New York and Boston.
