Add / View comments | Discussion FAQA significant risk in purchasing expensive homes, especially waterfront in the Baltimore- Annapolis area, is that one can find they have also purchased litigation on rights and Judge created easements, and/or a Homeowners assn that is controlled by entrenched persons who can single out one owner.
An excellent example of these risks is now going on in the City of Annapolis, shown at littleharborway.org. One owner had a lower court move an easement right through a $2 million home's yard, right through the main waterfront seating area, where the owners can no longer use. The case is on appeal, but regardless of the outcome, it shows building legal fees into the purchase price is (unfortunately) just common sense now in Maryland.
